What these numbers mean.
For buyers
Inventory now sits at roughly 7.7 months, and about 55% of active listings carry a price reduction. That means more homes to tour, more time to compare options, and appointments that no longer have to happen the day a listing goes live. With more sellers adjusting price to attract buyers, strong offers still move quickly, so preparation matters.
For sellers
Homes across Rim Country are closing at about 96.2% of their final list price, with the average sale landing about $20,676 below list, so pricing remains the most important decision in the process. With more competition on the market, homes that are priced well and presented well continue to attract serious buyers, while stretched prices tend to sit. A pricing strategy built on the latest local comps is more valuable than ever.
Pricing discipline in a more selective market
About 55% of active listings in Rim Country carry a price reduction, a reminder that today's buyers are more selective and sellers are adjusting to meet the market. For buyers, that means more room to negotiate on homes that have been sitting. For sellers, it means pricing right from the start matters more than ever.
Where Rim Country stands now
CAAR's September 2026 report shows homes closing at about 96.2% of their final list price, with the average property selling about $20,676 below list. Average days on market varied by area, from about 108 days in southeast Payson to about 160 days in Happy Jack, while median sale prices ranged from $292,500 in Star Valley to $559,000 in Happy Jack. Inventory sits at about 7.7 months of supply. Every community in Rim Country moves at its own pace, though. Cabins, land, lakefront, and town properties can behave very differently, which is exactly why a regionwide average is only a starting point.
